Greetings!

    Having bought an old house two years ago, I can say you're
going in the right direction.  The only snag I ran into and
thus advice I can share is as follows:  make sure that the people
doing the deed search also look for leins against the house from
the utility companies.  Many deed search people don't do this.
The folks who did mine came up with past due water bills from
four previous occupants!  Not very much money involved, but
the city had indeed placed a lein on the house, which would
have snagged things pretty badly had they not been caught.

    Be sure to have insurance at the time of the closing, and
make sure you pay only your fair share of this year's property
taxes, and don't get the tab for the whole thing.

    Also, after all is said and done, get in touch with the people
who did the termite inspection.  They may be good to do the yearly
inspection/treatment since they've already been on site.

    At the closing, read everything and make sure you understand
all the leagalese you're signing.
