i didn't have one mainly because a) my real estate agent told me
they were not typically used here and b) i hate forking over money to lawyers.

there were no lawyers at my closing -- buyers or sellers or even the banks.
there was someone called a closing agent who worked for keystone closing and
shuffled all the papers around to be signed, the two real estate agents,
the sellers and moi.

everything seemed to go alright for me but of course that might only be
because i haven't found out about how i got screwed yet.  one thought --
if the sei is going to pay for it, what the hell, you might as well get one.  

anyway, i hope everything goes alright for you.
