Contrary to prior recommendations I suggest staying away from Gary Wilde of
Applied Analysis. Just about everything he told us at inspection was denied
by an architect, two electricans and two carpenters that did work for us
later. When we asked about a problem he would preface his answer with "well,
you have the new roof and new water heater, and yes that might be a problem."
He told us about the new roof and water heater five or six times. The way he
spoke to us and handed his card to the real estate agents it appeared to me
that he was establishing a reputation with the agents as someone who will not
give you any trouble satisfying a buyer.
